Dubai Festival City- Residential Villa Master Plan, Dubai, UAE I

 

Project Area: 7 Ha / 17 Acre  

DFC is the initial flagship mixed-use development project of Al-Futtaim group real estate. The mega development, a “city within a city” covers 5.2 million square meters of land and stretches over three kilometres along the historic Dubai creek. Dubai festival city features premier waterfront and leisure oriented communities, interconnecting with shopping, office, dining, leisure and entertainment, international hotels and schools.

 

This existing community offers freehold villas and apartments for sale and lease which combine traditional and contemporary architecture. Dubai festival city is strategically located within minutes of Dubai international airport and boasts excellent connectivity via the sheikh Zayed road, al Khalil road, Al Rebat street and Nad Al Hamar to quickly access major points of interest within Dubai and Sharjah. It is adjacent to the up and coming mega development Dubai creek harbour.

Zone 6 villa community is located within the Al Badia District of Dubai festival city. The project is located at the intersection of two major roads; those roads are Rebat street and Nad Al Hamar street. The adjacent communities are mixed between residential, educational, retails and industrial activities which is an added value to development.

Zone 6 villa project is covering 1.5% of the total DFC master plan.

 

The site is well connected to the major attractive destinations in Dubai city.

 

The Villa development of zone-6 is a proposed new compound within the Dubai festival city which is located as a part of Dubai creek waterfront. The master plan will be designed existing clusters designated for different uses.

 

As a part of a self sustaining development ‘DFC’, the villa development will include integrated transport services as well as residential, educational and medical facilities. It will also have innovative and sustainable landscape in both private and public spaces.

 

The following goals were the main basis of design during the master planning stage:

  • Create a new villa compound to compliment the existing projects within DFC

  • Create investment opportunities for private users

  • Create a diverse variety of residential units and options for targeted clients

  • Achieve an efficient configuration of land uses which meets AFGRE requirement

  • Maximize the opportunities presented by the site for residential uses

  • Develop a mixed cluster to take advantage of the fast current market demand

  • Create a high quality residential area, which takes advantage of the extensive activities and social events within the site

  • Develop a gated community accessed locally by a hierarchy of roads and paths for private vehicles, cyclists and pedestrians

  • Ensure the development being characterised as a high quality urban environment which maintains a strong sense of place and identity

 

The master plan has been developed from the site context and availability of the access points. The curvilinear internal road has been done to cover maximum site area and land use efficiency.

The detached villas have been placed at the most prime location. Whereas all the villas are protected from noise by surrounding community parks and they have their own access to the linear park crossing the site.

The development is including four major typologies as follows:

 

  • 5 BR Detached villas

  • 4 BR Semi - detached villas

  • 3 BR Mid – unit townhouse

  • 3 BR End – unit townhouse.
